How to start:
— Meet with Rachel —
Get to know Rachel and tell her more about your wants and desires.
— Sign client paperwork —
Rachel will then send over paperwork to protect you as a buyer and your representation by Rachel.
— Begin the Search! —
Rachel will have you set up on a platform to receive all new listings that meet your criteria.
The Process:
— View Homes as they come —
Find your favourites and get Rachel to book showings!
— Requesting Showings —
Depending on the property, showing times and days can be restricted. Rachel will request a showing and review any Sellers requests.
— View the homes! —
Rachel will then walk you through all the homes of your liking.
Strategy Time
We then look back at all the homes viewed and create a strategy on your next moves.
Offer Time:
— Offer to Purchase —
Rachel will send you a Purchase Contract with all the terms, price and other requests previously discussed.
— Offer is Submitted —
Rachel submits offer to the Sellers Realtor®
— Wait for counter —
During this time we wait and get back into strategies around the active offer.
What do I Need as a Buyer?
— Get Pre-Approved —
Get to know your limit so you can play within it. Reach out to your bank, mortgage broker, or other mortgage providers to get pre-approved for a mortgage. You should know where you sit before you start looking for a home - this way you know you min and max.
— Know Your Deposit —
Know what you have, your cashflow, your personal expenses, and general living expenses. This will help you determine what you can put down on a house - deposits can make or break a deal.
— Find a Lawyer —
Engage before you even buy. Get to know the lawyer you are working with.
— Find an Inspector —
It is always good to have a knowledgable inspector in your back pocket, especially when buying a home, old or new.

Get to know the area you are looking to buy in. Go to local businesses, cafes, shops, restaurants, etc. See how it feels to be in the area.
